The Assured Shorthold Tenancy Notices and Prescribed Requirements (England) Regulations 2015

Landlords should be aware that new regulations come into force from 1st October 2015 relating to assured shorthold tenancies (ASTs).

The regulations require the use of a new s21 prescribed form and the provision of some key documents to tenants, without which the s21 notice cannot be validly served.

Where landlords have not provided required information to the tenant they will not be permitted to use the section 21 eviction procedure.

Basically, if a landlord still wishes to use the 'no-fault' s21 Notice to terminate a tenancy, the tenant must have been given copies of the following documents:

  1. a valid gas safety certificate
  2. an energy performance certificate (EPC)
  3. a copy of the booklet called 'How to rent: the checklist for renting in England'.

Landlords are encouraged to read the new regulations prior to 1st October 2015.

Contractor for emergency out of hours calls for lifts and hoists

Residents in Walsall who have been receiving assistance through discretionary funding for the maintenance and servicing of their

·stairlifts,

·vertical lifts and

·hoists etc
